This is a question that, ultimately, has as many answers as it does askers. Each smallholder, or potential smallholder, will find their own specific answer to that question.

Today, my goal is not to enforce my own opinion, or provide one-size-fits-all suggestions. Instead, I want to help you understand how to go about answering that question for yourself.

Defining Your Goals

First things first, in order to know how much land you need, you need to consider your goals. Broader goals, such as a desire to grow our own food, or a desire for a certain level of self-sufficiency, are easier to define.

But get into more specific goals and you may soon find that you are not quite as prepared as you imagined to assess land and determine how much land you need for a smallholding.

To understand why it is so important to look at specific goals rather than just broader goals when it comes to determining how much land you want/need, let’s take as an example two families whose broad goals are ‘to grow all of our own food on our own property’.

Even if both families have precisely the same number of people, and calorific needs (in itself unlikely), those families are also likely to differ greatly in the composition of their diets, preferences in terms of growing methods, and even in their definition of what ‘all of our own food’ really means.

Are the families meat-eaters, vegetarians or vegans? Are they focussed on annual or perennial production? What is the proportion of grains in their diets? Is the family determined to become self-sufficient in terms of feed for any livestock or will some or all of that be bought in?

When you start zeroing in on the detail, the importance of specificity when setting goals becomes clear.

Perhaps one family decides that they want their property to become self-sufficient, in the sense that it requires no external inputs over time. They may have that broad goal, but will still need to determine metrics and a timeline for that goal.

They also need to more narrowly define the boundaries for that self-sufficiency. (Will it include clothes? Electronics and digital resources? Medicine?) Are you looking to make an income from the land to fully support yourself and your family?

Almost every smallholding will have a degree of self-sufficiency but where that ends can differ very broadly indeed. I don’t know of any that are truly 100% self-sufficient in every single way, though many, of course, come close.

Without narrow and clearly defined goals, there is no way to determine how much land you really want or need.

Those familiar with project planning may recognise this as the SMART framework: goals should be: Specific, Measurable, Achievable, Relevant and Time-Bound.

Understanding Geographic Location and Site Specifics

As you define your goals, it is also important to work within your specific geographical location, and the specifics of the site or sites you are considering.

Discussions about how much land is required can never be answered without reference to the land itself. What that land can sustain and produce is not only determined by its physical dimensions.

The climate, microclimate, water availability, soil and the other characteristics of a particular site will determine how many people it can realistically sustain, the yields it can generate, and its potential overall.

An acre of degraded brownfield land, or arid desert, for example, bears no comparison to a prime agricultural plot. Even two neighbouring pieces of farmland can offer very different prospects in some cases, when things like terrain, soil and water availability are taken into account.

This is why site assessment is so important when choosing a smallholding, and why you need to consider a specific site when determining how much land you need, rather than just getting a broad idea without tying it to a specific location.

It is always easier to consider: ‘Is this land sufficient to meet my goals?’ Rather than ‘How much land do I really need?’

Broad Guidelines

We can provide broad guidelines to answer the latter question, but in every case, there are bound to be multiple caveats and exceptions.

In the UK, smallholdings generally range from micro-plots to 50 acres, with distinct thresholds unlocking different agricultural capabilities. Here are the broad guidelines (though these are not to be considered hard limits to what can be achieved):

The Micro-Holding (Under 1 Acre)

Do not underestimate sub-acre properties. Perfect for individuals or couples aiming for plant-based self-sufficiency, a fraction of an acre can easily accommodate a large kitchen garden, a polytunnel, fruit trees, and perhaps even a small flock of laying hens.

These compact plots require minimal mechanised equipment, making them low-overhead and manageable as a passionate hobby alongside a day job.

The Homesteading Plot (2 to 5 Acres)

This is the classic size for families seeking true food security. It offers enough space for a diverse rotation: half an acre for intensive fruit and vegetables, a small orchard/ forest garden, and several distinct paddocks.

On three to five acres, you can often comfortably graze small livestock like sheep or goats, keep a few heritage pigs perhaps, and dedicate space for system fundamentals like a dedicated compost yard and rainwater harvesting setup.

The Small Stock Farm (5 to 15 Acres)

Once you cross the five-acre threshold, larger livestock become viable. This acreage allows you to raise a few head of cattle or manage an equestrian paddock without quickly exhausting the soil.

Crucially, it provides the physical space needed for rotational grazing, which breaks parasite cycles and preserves grass quality. It also offers enough land to grow and cut your own winter silage or hay.

The Semi-Commercial Holding (15 to 50 Acres)

At this scale, the smallholding tends to transform from a hobby into a potentially viable business. This size is ideal for establishing multi-tier agroforestry systems, managing a commercial market garden, or operating a farm shop, for example.

It can also allow smallholders to generate a genuine household income and may open up opportunities to diversify through ventures such as glamping, retreats, educational courses, or events, depending on the property, its location and local planning regulations.

Financial and Practical Realities

One important thing to bear in mind is that few people with food production/self-sufficiency goals will have access to as much land as they would like. Even those with huge acreages still often find that they wish they had more land over time.

The important thing to bear in mind is that even though many people would like more land than they can realistically purchase or successfully steward, we can often increase yields well beyond what we originally imagined, and achieve much more, even on the smallest piece of land. All it takes is good, site-specific design, grounded in financial and practical realities.

My own situation is a good example. I have what you might describe as a micro-smallholding: just 1/3 acre.

Not all of the land is given over to food production – we have a wild woodland garden where our dogs play, a wildlife pond, and a yard. There is definitely more that we would still like to do.

Yet from our low-maintenance stone-walled forest garden (c. 1/5 acre) alone, we produce over 2 tonnes of (mostly)fruits, vegetables and herbs, in addition to other resources, each year. This feeds us throughout the growing season and, from our well-stocked pantry, throughout the year, with excess to share with neighbours, friends and family.

In reality, yields per acre can often be higher on micro or small-scale properties than on much larger acreages, thanks in part to the care and attention that can be given to every square metre.

We don’t grow everything we need, of course. We don’t even grow all our own food. We grow a large proportion of the fruits and vegetables we need, and supplement this with locally sourced grains, and occasional meat from sustainably managed local farms. We pay ‘taxes’ to wildlife, and boost biodiversity as much as possible.

Many will be looking for more land, and of course my situation does not provide a universally applicable example. But what I hope my situation does indicate is that even smaller pieces of land are brimming with opportunity. So even if you have to compromise on size, you can make up for that in design strategy and determination.

How Much Land Do I really Need? – 5 Questions to Ask Yourself

1. What does smallholding success look like to you? What do you actually want to achieve? (Remember to be as specific as possible.)

2. What strategies/ growing methods do you plan to use? Agroforestry, different types of market gardening, and small-scale, sustainable, intensive growing methods like aquaponics all use very different amounts of land, and produce different though often comparable yields.

3. Where are you looking for land, and what are the characteristics of sites you are considering? (Assess specific land. Rather than looking for, say, 5 or 10 acres, look at the capacity and potential of specific sites within a broader bracket.)

4. How much land can you afford? (An unfortunate practical reality is that many of us have to make do with as much land as we can purchase with our current budget in our preferred area, though remember size is not the most important characteristic when assessing potential sites.)

5. How much land can you realistically steward effectively over time? (A smaller smallholding effectively managed can be more productive and successful than a much larger one whose steward or stewards are overstretched.)

As a regenerative landscape designer and consultant who has worked with clients on smallholdings and larger farms at a range of scales, I know that the best smallholding isn’t necessarily the biggest or even the most productive.

It is the one that allows you to build the life you want, regeneratively and with plenty of fun along the way.

Today, by way of introduction, I thought I’d share a little about my own journey – first onto my own little 1/3 acre smallholding, and subsequently, into my career as a regenerative landscape designer and consultant working remotely on projects at a range of scales across the British Isles, and around the world, from my home here in Scotland.

Some people might not call one-third of an acre a smallholding. I do, because for me a smallholding is defined less by its acreage than by its purpose: producing food, nurturing biodiversity, caring for the land and living as regeneratively as possible.

Looking back, the ‘good life’ I am leading today once felt almost impossibly distant. When I graduated from the University of St Andrews in the early 2000s with a Master’s degree in English and Philosophy, I couldn’t have imagined where the path ahead would lead. Much of my twenties were unfortunately shaped by chronic pain and health challenges, and there were times when simply getting through each day felt difficult.

Fortunately, I met my now husband at university and we married a couple of years later. Together, over the years, we’ve turned many challenges into opportunities. We muddled along as so many do in rented accommodation, dreaming of buying some land and living a much more rural life, taking plenty of camping trips and enjoying many adventures in nature along the way. Fortunately, over time, my health has improved.

I’ve always loved gardens, farms and food production from a young age, and as a philosopher, I was naturally drawn to thinking about the systems that govern them, the duties we owe, and how we can make the most of the land we steward and tend. This led me to permaculture – a blueprint for regenerative growing and regenerative societies rooted in practical realities.

I learned and grew my skills, both theoretical and practical, throughout my 20s, eventually got an allotment (after years on a waiting list!), visited and worked with many farms and gardens, and started a freelance career writing about sustainability, permaculture, and other related topics.

My husband and I have now been building our ‘good life’ together for over 20 years. It has not all arrived at once, of course, but over time, we’ve grown, and continue to grow, the ingredients of what we consider to be a ‘good life’.

In 2014, we went in with relatives of my husband to purchase our current property, which if we had tried to go it alone, would have been completely out of our financial reach. It is a large stone house, part of an old steading, with an attached stone barn, a stone-walled orchard and other garden areas.

Over the past decade we’ve slowly worked on evenings and weekends to convert the barn into an eco-conscious, sustainable, forever home for my husband and myself (and our dogs, first a Labradoodle, Theo (who sadly died a few years ago), and now, a Goldendoodle named Arthur).

We have done a large proportion of the work ourselves, learning many new skills along the way, and I have turned the orchard into a dense-food-packed forest garden, created a wild woodland garden, a wildlife pond, a polytunnel and veg beds on our little plot, making the most of the land we have to grow as much of our own food and obtaining as many other yields as possible, while boosting biodiversity and welcoming in wildlife along the way.

I continued to learn as I wrote about the topics I am passionate about, as I tended my own property, and visited many other people’s projects. In 2016, in my early 30s, I took the plunge and started my small business EWSP Consultancy, helping people create productive, beautiful and regenerative landscapes.

Over the past decade, what started slowly has grown into work on hundreds of projects - from tiny urban gardens to landscape-scale restoration initiatives. Every one has taught me something new.

At first, I did this work alongside my writing. Today, I still write here and there, but largely focus on my design and consultancy work – when I’m not pottering around the garden, harvesting or foraging as Arthur chills out in the shade in his favourite spot underneath an apple tree.

There is a Japanese word, ikigai, often translated as “reason for being.” While the traditional meaning is broader, in the West it has come to describe the place where what we love, what we’re good at, what the world needs and what can sustain us all overlap.

Looking back, I realise I wasn’t simply building a career, building a home and creating a productive garden. I was slowly discovering my own ikigai: the place where my love of nature, my fascination with philosophy and design, my desire to help others, and my daily work all came together.

Like the forest garden, it wasn’t something I found overnight. It grew over time.

Musing on everything that has happened over the years, I realise that the good life wasn’t something we found. It was something we gradually grew, together. We did not grow it through one dramatic decision but, rather, through thousands of small ones as we learned new skills, planted a food forest, restored our stone barn, embraced opportunities, and believed that even modest pieces of land can become extraordinary places.
